Graded residential lot ready for construction in the Roanoke Valley

Grading & Land Leveling

Rough grading, finish grading, lot leveling, and slope correction — shaping the ground so everything built on it performs the way it should.

Land leveling and grading work on a residential property

The foundation beneath the foundation

Grade is the single biggest factor in how a property drains, how structures settle, and how a finished landscape holds up over time. Whether you're preparing a lot for new construction, leveling ground for a shed or garage, or correcting years of erosion and settling, grading is where the work starts.

We handle everything from rough grading on cleared lots to precision finish grading before sod or hardscape goes in. Every property in the Roanoke Valley has its own soil conditions and terrain challenges — clay-heavy soils, rolling grades, rocky subgrade — and we adjust our approach to match. The goal is always the same: a stable, properly sloped surface that moves water where it needs to go.

What this service covers

Grading work varies by project, but these are the core services we provide across residential and commercial sites.

Rough Grading

Initial earthwork for new construction and post-clearing sites. We establish drainage slopes, building pad elevations, and overall site contours before construction begins.

Finish Grading

The final pass before sod, seed, or hardscape installation. We create a smooth, even surface at the correct elevation and grade — no low spots, no ridges, no guesswork.

Lot Leveling

Leveling ground for sheds, garages, outbuildings, and accessory structures. Includes cut-and-fill work, compaction, and proper drainage away from the structure.

Slope Correction & Reshaping

Fixing negative grades, reducing steep slopes, and reshaping terrain to correct drainage issues or reclaim usable yard space on hilly lots.

How we handle a grading project

Every grading job follows the same disciplined process. It keeps the finished grade accurate and the property protected.

01

Site assessment & grade check

We walk the property, evaluate existing grade and drainage patterns, identify high and low spots, and discuss your goals — whether it's prep for construction, fixing a soggy yard, or leveling for a new structure.

02

Plan & material estimate

We determine cut-and-fill quantities, identify whether soil needs to be imported or hauled off, and map the target grades and drainage flow before equipment rolls in.

03

Grading & shaping

Using skid steers, compact track loaders, and laser-guided equipment where needed, we move earth to establish the correct contours, slopes, and elevations across the site.

04

Compaction & final verification

Soil is compacted to spec, drainage slopes are confirmed, and the surface is left clean and ready for the next phase — whether that's sod, seed, pavers, or a concrete pour.

Grading & leveling questions

When is grading needed on a property? +

Grading is needed before any new construction (homes, garages, outbuildings), before laying sod or seed, before installing patios or hardscapes, and whenever water is pooling in the wrong places. If the ground isn't sloped correctly, everything built on top of it is at risk.

What is the difference between rough grading and finish grading? +

Rough grading establishes the overall shape and drainage flow of a site — it's the heavy earthwork done early in construction. Finish grading is the final pass that creates a smooth, even surface ready for sod, seed, or hardscape installation. Most projects require both.

Can grading fix drainage problems in my yard? +

Yes. Many drainage issues are caused by flat spots, negative grade toward the house, or settled soil. Regrading redirects surface water away from foundations and toward proper drainage outlets. It's often the most effective and least invasive fix for standing water.

How long does a grading project take? +

Most residential grading jobs take 1–2 days. Larger properties, significant slope corrections, or projects that involve importing or exporting soil may take 3–5 days. We'll give you a realistic timeline when we walk the site.

Do I need to be home during grading work? +

Not necessarily. As long as we've walked the site together, confirmed the scope, and have equipment access, we can complete the work whether you're home or not. We'll update you with photos as the job progresses.
